Neat Stat of The Week!

In this week’s neat stat of the week, October numbers show that the amount of “showings to pending” was slightly lower than the same time in ’21, but hasn’t changed from ’22. It took an average of 14 showings before a seller received an approved offer in 2021, and both 2022/2023 needed only 12 showings before an accepted offer came in. But, there is a stark difference in the time (days) it actually took to get that accepted offer. From an average of 21 days in 2022, it was now up to 37 days in October 2023. What that means is, even though there are less showings to get to that accepted offer, there doesn’t seem to be the feeding frenzy of multiple offers (on average) of years past. There were less buyers in the market, and they seemed to be waiting and searching for that perfect house before taking the next step of putting in an offer. The good news for sellers (that I shared in a previous email) is that the average “list to sale” price was still almost 100%!
